Please read these Terms and Conditions carefully. By making a booking with Maiala Park Lodge, you agree to these terms on behalf of yourself and all members of your guest group.
It is your responsibility to ensure that all booking details are correct upon confirmation and to notify us within 24 hours of any errors or discrepancies.
We encourage guests to book directly with Maiala Park Lodge.
Booking direct ensures the most flexible cancellation terms and the best available experience inclusions. It also allows us to communicate with you personally prior to arrival and tailor your stay.
• A 50% deposit is required at the time of booking.
• The deposit becomes non-refundable one (1) month prior to arrival.
• Final payment is due one (1) month prior to arrival.
If a deposit is not paid within 10 business days of invoice, we reserve the right to cancel the booking.
• More than one (1) month prior to arrival: Full refund less credit card surcharges.
• Less than one (1) month prior to arrival: Full tariff is non-refundable.
• A 10% deposit is required at booking.
• Final payment is due three (3) days prior to arrival.
• 72 hours or more prior to arrival: Full refund less credit card surcharges.
• Within 72 hours of arrival: Full tariff is non-refundable.
Refunds will be processed to the original payment method within a reasonable timeframe.
We strongly recommend that guests obtain comprehensive travel insurance to cover unforeseen circumstances.
A deposit is required to confirm all bookings and must be paid by credit card.
Guests may elect to pay their full balance via cash or bank transfer at check-in to avoid credit card surcharges. However, the original deposit will be retained as a security deposit until post-departure inspection of the suite(s) and relevant common areas has been completed.
Where the full accommodation amount has been paid via cash or bank transfer, the deposit will be refunded to the same credit card within seven (7) days of departure, provided no damage, excess cleaning, missing items or breach of these Terms and Conditions is identified.
If damage, loss, excessive cleaning, or breach of these Terms and Conditions occurs, we may:
• Apply the deposit toward reasonable repair or rectification costs; and
• Charge the credit card provided at booking for any additional amount required beyond the deposit.
Evidence of charges will be provided upon request.
An Extended Stay is defined as any booking of twenty-one (21) consecutive nights or more.
Extended Stays are subject to prior written approval by Management and are not automatically available for immediate or last-minute booking. Requests for Extended Stays made within fourteen (14) days of the proposed arrival date may be declined at our discretion. We reserve the right to request additional information prior to confirming an Extended Stay booking.
Extended Stays are provided for short-term accommodation purposes only and are not intended for use as a primary residence. Full payment is required prior to check-in.
In addition to deposit requirements, a refundable security bond of AUD $1,500 is required for all Extended Stay bookings. The bond must be paid prior to check-in and will be held for the duration of the stay. The bond may be applied toward:
• Damage to furniture, fixtures, appliances or fittings
• Damage resulting from misuse of property
• Excessive cleaning requirements
• Linen or towel replacement due to staining or misuse
• Unauthorised movement or alteration of furniture
• Any breach of these Terms and Conditions
Any remaining balance of the bond will be refunded within seven (7) days of departure, subject to inspection. Where damage or loss exceeds the bond amount, guests remain liable for the full cost of repair or replacement.
To maintain property standards, housekeeping access is mandatory for Extended Stays. Suites must be serviced and cleaned by our housekeeping team at least once every seven (7) days. Management also reserves the right to conduct mid-stay inspections with reasonable notice. Guests must provide access at the scheduled time. Refusal of access may result in termination of the booking without refund.
Management reserves the right to terminate an Extended Stay booking where property misuse, damage, or breach of these Terms and Conditions occurs.
Each suite and shared space has a strict maximum occupancy in accordance with fire safety regulations, council requirements, and insurance conditions.
Only guests listed on the booking confirmation are permitted to stay overnight. This includes children and infants.
Additional overnight guests are not permitted without prior written approval.
If unauthorised guests are identified, we may:
• Require additional guests to leave immediately
• Charge the applicable nightly rate per additional guest
• Terminate the booking without refund in serious breach situations
The primary booking guest is responsible for ensuring all members of their party comply with these Terms.
• Check-in: From 3:00pm
• Check-out: By 10:00am
Early arrivals and late departures are subject to availability and management approval. Late check-out fees may apply.
Maiala Park Lodge is a peaceful rainforest retreat.
Parties, events or amplified music are not permitted unless pre-approved in writing.
Excessive noise or disturbance to other guests or neighbours may result in:
• A formal warning
• Immediate termination of stay without refund in the event of continued breach
Maiala Park Lodge is a smoke-free property.
Smoking and vaping (including e-cigarettes) are strictly prohibited in all buildings, guest rooms, common areas, verandahs, balconies, and across the entire property grounds.
This policy is in place to:
• Protect the health and comfort of all guests
• Preserve our natural rainforest environment
• Reduce bushfire risk
If evidence of smoking or vaping is identified anywhere on the property, we may:
• Charge a $500 cleaning and remediation fee, representing a reasonable estimate of additional cleaning and lost revenue; and/or
• Terminate the booking without refund in the case of serious or repeated breach.
Guests are responsible for ensuring all members of their party comply with this policy.
We warmly welcome families.
However, guests acknowledge that Maiala Park Lodge is a rural property and is not specifically child proofed. Features include stairs, fireplaces (seasonal), unfenced garden areas, breakable furnishings, and a swimming pool.
Children under 12 must be always supervised.
Guests acknowledge that rural and natural environments carry inherent risks. Parents and guardians accept responsibility for supervising children and minors (under 18 years) at all times.
No minor may remain on the property without a parent or legal guardian present.
Pool hours: 7:00am – 8:00pm.
• No lifeguard is on duty.
• Swimming is at your own risk.
• Children under 12 must be accompanied by an adult.
• No glass permitted in pool area.
• No diving.
• No amplified music.
Guests acknowledge that swimming pools carry inherent risks.
Guests must comply with all posted safety signage and applicable Queensland safety regulations.
Guest pets are not permitted.
Maiala Park Lodge is home to Willow (dog) and Iroh (cat). While we take reasonable steps to maintain cleanliness, we cannot guarantee the premises will be allergen-free.
If you have concerns regarding animals, please notify us prior to arrival.
Guests must report any breakages or damage promptly.
You agree that you are responsible for:
• Damage caused by you or your guests;
• Excess cleaning beyond reasonable use;
• Missing items;
• Costs associated with rectifying unauthorised alteration of furniture or fixtures.
Furniture, décor, fixtures and fittings must not be moved, relocated, or reconfigured within rooms, between rooms, or within common areas (including the main house and outdoor spaces) without prior approval from Management.
This includes moving lounges, couches, tables, beds or other heavy items.
Unauthorised movement of furniture that results in damage to flooring, walls, fixtures, furnishings, landscaping, or requires additional labour to restore the space to its original configuration may incur reasonable repair and reinstatement charges.
We may charge reasonable repair, replacement, cleaning or rectification costs to the credit card provided at booking. Evidence of charges will be provided upon request.
Guests are responsible for their personal belongings.
To the extent permitted by law, we are not liable for loss or damage to personal property unless caused by our negligence or breach of statutory duty.
Nothing in these Terms excludes, restricts or modifies any rights or remedies available under the Australian Consumer Law or other applicable legislation.
To the extent permitted by law, our liability for breach of any non-excludable guarantee is limited, at our option, to:
• The re-supply of the accommodation services; or
• The cost of re-supplying the services.
We are not liable for injury, loss or damage arising from events beyond our reasonable control.
We are not liable for failure to perform obligations where such failure is caused by events beyond our reasonable control, including but not limited to:
Natural disasters, severe weather, fire, flood, government restrictions, public health directives, industrial disputes, transport disruptions, or other force majeure events.
If you or your guests breach these Terms, we may:
• Require rectification of the breach
• Charge for resulting loss or damage
• Terminate the booking without refund in serious cases
In accordance with Section 1.3, you authorise us to apply your deposit or charge your card for reasonable costs incurred because of breach.
These Terms are governed by the laws of Queensland, Australia.
Catering at Maiala Park Lodge is offered as an optional add-on experience for registered guests.
Our menus are seasonal, produce-led and prepared in our licensed commercial kitchen.
Catering must be pre-booked in advance and confirmed in alignment with your accommodation booking timelines.
Final menu selections, guest numbers and dietary requirements must be confirmed by the same deadline as your accommodation final payment.
Late bookings may be accommodated at our discretion but are not guaranteed and may be subject to limited menu availability.
Once confirmed, catering charges are non-refundable within the accommodation cancellation window, as produce procurement and preparation costs are incurred in advance.
Guests must notify us in writing of any dietary requirements or allergens at the time of confirming catering.
While we take reasonable care in preparation and follow food safety standards, Maiala Park Lodge operates a kitchen that handles common allergens including (but not limited to) nuts, dairy, gluten, eggs and seafood.
We cannot guarantee that any dish is completely free of trace allergens.
• It is their responsibility to disclose dietary requirements in advance.
• Failure to disclose allergens prior to service may limit our ability to safely accommodate requirements.
• Rural and small-batch kitchens carry inherent cross-contamination risk despite best practice procedures.
Nothing in this clause excludes any rights under applicable food safety legislation.
Menus are seasonal and may change based on availability, quality of produce, garden yield, or supplier access.
We reserve the right to substitute ingredients or dishes of equal quality and value where necessary.
Meals are plated and served in the main house during the agreed service window.
Where groups request a specific service time, we will endeavour to accommodate this where notice is provided no later than the day prior to service. Timing changes requested on the day of service will be accommodated where reasonably possible but cannot be guaranteed.
Guests are expected to arrive at the confirmed service time to ensure food quality and safety.
If guests arrive materially later than the confirmed service time:
• We cannot guarantee optimal quality, temperature or presentation of the meal.
• We are not obliged to re-plate, reheat or remake meals.
• We may be unable to delay service where this impacts other guests, staffing schedules or operational requirements.
Once served, guests may choose to consume meals elsewhere on the property at their own discretion.
Once food leaves the main house service area, responsibility for safe handling transfers to the guest.
We are not responsible for:
• Food left unrefrigerated,
• Improper storage,
• Consumption outside recommended timeframes.
Guests acknowledge that food safety risks increase once meals are removed from controlled service conditions.
External catering providers are not permitted to operate on the premises.
Guests may bring personal food items for private consumption; however, Maiala Park Lodge accepts no responsibility for externally sourced food safety.
If a guest suspects a food-related illness during or following their stay, they must notify Management as soon as practicable to allow appropriate response and investigation.
We comply with all applicable Queensland food safety regulations and maintain required licensing and safety procedures.
Where catering services are impacted by events beyond our reasonable control (including supplier failure, severe weather, power outage or other force majeure events), we may:
• Modify the menu,
• Adjust service format, or
• Cancel catering services if necessary.
In such cases, we will provide a refund for any catering services not supplied.
The Terms and Conditions applicable to your booking are those in effect at the time your booking is confirmed.
Payment of a deposit or full payment constitutes acceptance of these Terms and Conditions.
